The idea of an architect building my home sounds great, but is it more expensive than hiring an ordinary builder?

Simply...no. One of the benefits of working with Woodsbrooke Construction is that you have the services of a licensed architect with 30 years of residential design and construction expertise to add value to your home by efficient use of space and materials. Remember, a quality piece of lumber costs basically the same to all custom home builders...it is how that material is utilized that makes a big difference.

Will you build on my lot in a subdivision?

YES...Woodsbrooke Construction has the experience to design a home that will blend with your community.

Will you build on rural acreage?

YES...In fact, Woodsbrooke Construction will help you select the best building site on your land with consideration for views, topography, septic systems/well locations, and privacy.

What does it cost to build a custom home?

Woodsbrooke Construction will discuss costs honestly. You have worked too hard for this opportunity and you deserve nothing less than straightforward answers. The reality is that the cost will depend on several factors. For example:

1. The Site:

  • How long is the driveway and what type of material will be used?
  • How much land needs to be cleared for the home site?
  • Is there rock underground?
  • The number of bedrooms determines the size of the septic system. Will your property require a pump system?
  • If you need a well, the cost will vary depending upon the depth of the well, the pump size, etc.

2. Your Home:

  • Will the foundation be a slab, crawl or basement?
  • Finish Materials are a major factor in determining your budget. Just to start...what type of:
    • exterior siding (stone, brick, wood, vinyl, hardiplank, etc.)?
    • roof material?
    • windows?
    • flooring material?
    • cabinetry?
    • appliances?

All of these elements, and many others, factor into the final cost of your home. Remember, Woodsbrooke Construction will guide you every step of the way so that you can build your home within your budget.

Can you help me find land to build my new home?

YES...Woodsbrooke Construction has a network of realtors and land brokers in several counties that have access to available properties.

Can you help me find a lender to work with?

YES...Woodsbrooke Construction has an excellent relationship with several lenders that provide construction/permanent loans as well as other conventional and non-conventional financing.

How long will it take to design and build my new home?

Usually the design process takes four (4) to eight (8) weeks. Construction time for a 2,400 to 3,400 s.f. home is usually five (5) to seven (7) months. Again, this will depend upon the complexity of the home, material used and, of course, the weather.

Do you have references?

YES...Woodsbrooke Construction is proud of each and every new home and renovation we build. We will be happy to send you a list of proud home owners, suppliers, and banking references.

Do you warranty your homes?

YES...You will receive a copy of the warranty up front. This allows you to review the warranty at your leisure and ask as many questions as you like.

Where do you build?

Woodsbrooke Construction builds in Forsyth, Cherokee, Hall, Dawson, and Lumpkin counties in North Georgia.

Does Woodsbrooke Construction build additions and renovations to existing homes?

YES...We do renovations, additions, and sunrooms. But we don't stop there. We do just about anything that pertains to residential design and construction...and it is done with the same care and personal services as building a new home.
